Step 2 – Choosing your estate agent

Deciding on an estate agent is one of the most important decisions in the process of selling your property. You want to know how the agent will promote your property, what their opening hours are, their availability for viewings and how they will deliver a personal service.

Step 3 – Instructing a solicitor

Step 4 – Preparing your property for marketing

A good first impression is the key to a successful sale.

This is the time to do those DIY jobs that you have been putting off. Tidy your garden, ensure all paintwork is in good condition, and remove clutter from rooms to make them feel larger. Consider using diffusers around the property to give a pleasant aroma – sometimes it is the small things that make a huge difference.

Step 5 – Marketing your property

To find the best buyer for you, maximum exposure across a range of platforms is required. In the current market, digital marketing is your most useful tool. We will use a number of digital marketing platforms as well as our own website to give you the best change to find the right buyer.

Before we market your property, we will need the following:

  1. Identification from all owners
  2. Proof of ownership e.g., title deeds
  3. An energy performance certificate

Step 6 – Escorted viewings

Our professional sales team are available to accompany viewings during office hours and on Saturdays. We want to help you put your property’s best foot forward so our sales team will be on hand to answer questions from potential buyers and encourage interest.

Step 7 – Agreeing your sale

As soon as we receive an offer, we will inform you both verbally and in writing, including any special conditions. We will obtain information about the buyer to ensure they are able to fulfil their offer.

Once an offer is accepted, we will prepare a memorandum of sale, confirm the price of sale with all parties and confirm your solicitor’s details. Your solicitor will draft a contract and send it to the buyer’s solicitor to carry out preliminary enquiries. Dates for a property survey, exchange of contracts and proposed date for completion are agreed at this stage.

Step 8 – Exchanging contracts

Once the following details have been confirmed, the exchange of contracts can take place:

  1. Preliminary enquiries
  2. Evidence of a good title
  3. Local search queries
  4. Fixtures and fittings which are to be included in the sale
  5. The buyer’s mortgage offer

The contract is signed by both parties and the deposit transferred to your solicitor.

The final completion date is set.

Step 9 – Completion

Once all monies have been transferred from your solicitor, the property has officially been sold!
